High-Tech, High-Touch: Why the Future Business Broker Needs Both
Over the past year, it’s one of the questions I’ve heard more than almost any other.
For newer brokers, the question usually comes from excitement – and maybe a little uncertainty. They see AI writing emails, analyzing financials, creating marketing campaigns, and automating tasks that once took hours. It’s easy to wonder if mastering AI is now the key to building a successful brokerage career.
For experienced brokers, the conversation feels familiar. They’ve watched technology transform our profession more than once. They remember when email replaced fax machines, when online listing platforms changed how businesses were marketed, when CRMs became essential, and when electronic signatures dramatically shortened the closing process.
Every generation has had its technological revolution. Artificial intelligence is simply ours. The mistake isn’t embracing AI. The mistake is believing that technology alone is enough.
The mistake isn’t embracing AI. The mistake is believing that technology alone is enough.
I believe the future belongs to the broker who becomes both high-tech and high-touch—someone who leverages artificial intelligence while never losing sight of the timeless fundamentals that have built successful careers for decades.
We’ve Seen This Story Before
Business brokers aren’t the first professionals to wonder whether technology will replace them.
The residential real estate industry went through a remarkably similar conversation. Zillow invested billions through its Zillow Offers program to buy, renovate, and resell homes using predictive algorithms and enormous amounts of market data.
Despite world-class engineers, extensive resources, and sophisticated models, the program ultimately failed because markets, local conditions, negotiations, and human behavior proved more complicated than algorithms could predict.
Technology was an incredible tool—but it wasn’t a replacement for judgment, experience, and relationships.
That’s an important lesson for business brokers. AI can organize information, generate ideas, improve communication, and save valuable time, but it cannot earn trust, calm a nervous seller, or guide clients through emotional decisions. Those moments still belong to us.
AI Has Made Me a Better Broker
I use artificial intelligence almost every day.
It helps me rewrite emails, brainstorm marketing ideas, organize research, summarize information, improve listing descriptions, and challenge my own thinking.
Instead of spending an hour perfecting a prospecting letter, I can spend fifteen minutes refining it with AI and devote the extra time to talking with business owners.
Artificial intelligence shouldn’t reduce human interaction. It should create more time for it. The best brokers won’t use AI to avoid prospecting. They’ll use AI so they can prospect more.
The Fundamentals Still Matter
If artificial intelligence is changing how we work, the fundamentals still determine whether we succeed.
Over the years, I’ve personally delivered more than 20,000 prospecting letters to business owners. That came from years of driving business parks, introducing myself to owners, and consistently putting my name in front of people who weren’t yet ready to sell.
Business brokerage isn’t about getting a yes every time. It’s about planting seeds.
When the time is finally right, owners don’t call because of one perfectly written letter. They call because you’ve been present, professional, and persistent.
That’s something no technology can automate.
Relationships Are Still Your Greatest Competitive Advantage
People do business with people they know, like, and trust.
AI can improve marketing, communication, and organization.
It doesn’t earn referrals. People do.
It doesn’t negotiate between a nervous buyer and an emotional seller. People do.
We aren’t simply marketing businesses—we’re helping entrepreneurs through one of the biggest financial and personal decisions of their lives.
Advice for New Business Brokers
Learn AI. Experiment with it. Use it every day.
But don’t mistake productivity for business development.
Attend BBF district meetings. Go to conferences. Volunteer on committees. Meet experienced brokers. Ask questions. Call business owners. Build relationships with accountants, attorneys, bankers, and other trusted advisors.
Most importantly, follow up.
The relationships you begin building today may become your listings years from now.
A Message for Experienced Brokers
If you’ve been in this profession for many years, AI represents an opportunity—not a threat.
Experience provides judgment, context, and the ability to read people. AI doesn’t replace those strengths. It amplifies them by reducing routine work and giving us more time to focus on clients and relationships.
The Future Belongs to the Hybrid Broker
The most successful business brokers won’t reject AI, nor will they depend on it entirely.
They’ll use technology to become more efficient while continuing to network, prospect, build relationships, follow up consistently, and earn trust.
Technology will continue to evolve.
Integrity, persistence, curiosity, continuous learning, and relationships will always matter. The future of business brokerage isn’t a choice between high-tech and high-touch. It’s about mastering both.
Because at the end of the day, sellers don’t hire software. They hire someone they trust.
